Dalaguete warned against buying lots being sold on social media

THE Local Government Unit (LGU) of Dalaguete in southern Cebu has warned its constituents against unregistered developers selling subdivided lots in the town.

In its official Facebook page, the LGU said some individuals posing as developers sell lots through social media.

The LGU warned that these supposed developers don't have License to Sell from the Department of Human Settlements and Urban Development (DHSUD), which is a clear violation of the Presidential Decree No. 957 or the The Subdivision and Condominium Buyers' Protective Decree.

Under the decree "owner or dealer to whom has been issued a registration certificate shall not, however, be authorized to sell any subdivision lot or condominium unit in the registered project unless he shall have first obtained a license to sell the project within two weeks from the registration of such project"

It added that the authority may issue a license to sell a registered project if, after reviewing the application and documents, it finds that the owner or dealer is reputable, financially stable, and that the sale of subdivision lots or condominium units will not deceive the public.

"Aduna usab mga kaso nga walay development permit ug ubang gikinahanglan nga clearances gikan sa Munisipyo sa Dalaguete; wala moagi sa hustong proseso sa subdivision approval; ug Walay kasiguruhan nga ma-transfer ang titulo ngadto sa pumapalit," the LGU said.

With this, the LGU has reminded its constituents to make sure that the developers have complete and proper documents before dealing with them and acquire lots from them

Residents were also reminded to always ask for their License to Sell from DHSUD, ensure they secured subdivision approval from the LGU and ask the Municipal Planning and Development Office or DHSUD if the developer have legal and complete documents.(MyTVCebu)
